The Pinnacle Letting Co Ltd. endeavour to make the letting
of your property as simple and efficient as possible, we are
pleased to offer a range of letting and management services
available to suit your particular needs whether an owner,
investment landlord or a corporate client
Property Management
Our professional services include letting, mangement and
sales. The Pinnacle Letting Companys management department
deal exclusively with management of rented properties. We
are acutely aware of the demands associated with the management
of properties. We provide a comprehensive service that will
deal with all aspects of management and remove from the owner
any need for any involvement on a day to day basis. The various
aspects of our management services include: renting, inspections,
financial statements, end of tenancy, transfer of utility
bills, complete refurbishment service.
Renting:
The rental of your property is treated as a priority by the
Pinnacle Letting Co Ltd. To ensure maximum return from your
investment, we aim to keep the property fully occupied at
all times. Rent collection: The rent is collected monthly
in advance and is deposited to your designated account. Any
overdue rent payments are rigorously pursued.
Quarterly Inspections:
Your property will be inspected every 3-4 months, with a
written report sent to you. We consider that frequent visits
by our management personnel are one of the most important
aspects of our service. It gives us an opportunity to check
the condition of the house and of course it gives you added
peace of mind.

Once you have found a property you will be asked to pay a
holding deposit whilst references are taken up. Once the references
are approved the tenancy agreement will be drawn up and you
will be asked for cleared funds prior to taking up the tenancy.
Should the reference be returned as unsatisfactory or should
you decide to not proceed the cost of the referencing will
be taken from the holding deposit
A security deposit will be required in advance as well as
one months rent.
Should you own a pet we will ask the landlord and it will
be at their discretion should you be allowed to have a domestic
animal on their property.
Tenants are advised to take out an insurance to cover their
own possessions.
Tenants are requested to inform the agency if there is a problem
or maintenance issue as soon as possible. If the property
is to be left empty for any length of time we would need to
be notified so that a check can be made on the property.
Deposit for rent up to £550 will be one months rent.
Rent over £550 will be one and a half months rent.
Referencing charges start from £27.00 plus V.A.T. @17.5%
Tenancy Agreement: £50.00 plus VAT
There will be a check-in charge
Financial Statements:
You will receive monthly statements of income and
if requested a year end statement of income for tax purposes.
Maintenance:
If at any time the need arises to undertake repairs to the
house or to arrange for repair of any appliances we will arrange
to have work completed by one of our approved contractors.
We are equally happy to deal with any contractor nominated
by you. We will keep you informed of the need for any major
expenditure and we will adhere strictly to your instructions
on expenditure.
Other Services:
For owners who may require a complete refurbishment service
for their property, The Pinnacle Letting Company will be happy
to offer a competitive quote for this service. The Pinnacle
Letting Company will prepare a detailed inventory if required
by an owner, fee depending on the nature of the inventory.
