1. What benifits can a Managing Agent give me?
As your agent we will undertake to give you complete peace of mind
by managing all aspects of the letting of your property.
2. Do I Need To Have My Property Professionally Cleaned?
We recommend that all properties should be professionally cleaned
prior to the Tenant taking occupation. The inventory clerk will
record this on the inventory and it will ensure that the Tenant
has the property cleaned to the same standard at the end of their
tenancy.
3. Should I Employ A Gardener?
If you have a particularly large garden or one that you have invested
a lot of money in, we would suggest that you have a gardener and
we would be happy to arrange this for you. The price of this could
be built into the asking rent. If the tenant is expected to maintain
the garden it is essential that the tools to do this with are left
ready for them.
6. Does my Property need improving before I can let?
If we feel that the property is in need of some works The Pinnacle
Letting Co would be able to arrange this for you should you so wish.
Comprehensive refurbishment can also be quoted for should this be
required.
7.Should I have an Inventory?
Pinnacle Lettings can provide an inventory, which is vitally important
to give both tenant and landlord confidence that there will be a
trouble free tenancy
8.Marketing Your Property To Let:
A managing agent will inspect your property and advise on rentable
value and condition with a view to finding a suitable tenant as
quickly as possible. Your property will be advertised both in the
local press and displayed in our window which is in a prominent
part of the town in Piries Place which is a popular area in Horsham.
Once the tenant has taken up residence we will make regular checks
on property and ensure that rents are paid into your account on
time.
9.Tenancy Agreement:
The Pinnacle Letting Company will arrange for a tenancy agreement
to be drawn up and have it tailored to suit both the Landlord and
the Tenant.
